As a seller’s attorney, we prepare several documents for review and execution. Most notably is the warranty deed, but, just like life, it just isn’t that simple. Of note is that several documents must be signed before a notary public, and we will need the original documents for closing.
Helpful Hints in preparation for your closing:
Your real estate broker will advise you in this regard also, but we find it helpful and handy to have this information as a reminder.
Things to do in preparation of closing:
1. Please contact us to disclose pertinent information:
Mortgage payoff – lender name(s) and loan numbers. If your mortgage payment is drafted automatically, you will need to instruct your lender to terminate that service.
Any information that you feel is important for us to know that might effect the transaction.
2. Disclose repairs done or to be done:
Throughout the closing process, we need you to inform us of any work that has been done at the property, anticipated to be done prior to closing or any work that is anticipated to be done after closing. It is imperative that this information is shared so that we can be aware of all contractors, laborers or materialmen that are owed or will be owed anything in connection with this closing.
3. Call regarding power and water:
As you get closer to your scheduled closing date, contact your electric company and water service provider and tell them the day of your closing and your forwarding address so they can schedule a final reading and send you the final bills. Indicate to them that the buyers will call to provide their information and that you do not want the power or water turned off
4. Contact service providers:
Inform any companies with which you have a contract (e.g. security, gas, lawn service) and tell them your closing date. You may want to provide the information to us so we can pass it along to the buyers in case they choose to continue with any such relationships.
Things to do after your closing:
Contact your homeowner’s insurance company and tell them the day you closed and your forwarding address so they can send you a refund of your unused premium.
Keep an eye out for refunds from your lender, i.e. your lender will send your escrow balance (for taxes and insurance) directly to you. This is separate from the refund you will get from your homeowners insurance company for the unused premium.
